Lowcountry notes
- South Carolina assesses a primary home at 4% instead of 6% — you must apply with your county assessor after closing. Rates shown (≈0.55% vs ≈1.5% of price) are rough Berkeley County estimates; Charleston County and each municipality differ.
- Insurance varies with flood zone, wind/hail coverage and roof age. Homes in a flood zone may also need flood insurance, which isn't included.
- HOA defaults to $71/month as a Nexton example; each village and builder sets its own dues.
- PMI usually drops off at 80% loan-to-value on conventional loans. FHA and VA loans work differently.
